Hotel fit-out and refurbishment for owners, operators and investors in London. LACD plans and builds guest rooms, bathrooms, public areas, restaurants, bars and back-of-house spaces, with MEP and bespoke joinery managed under one programme. Most hotel work happens while the hotel is trading, so phasing, noise control and guest safety are planned before work starts.
What we deliver
Guest rooms and suites
Strip-out and refit of rooms floor by floor or in blocks: new layouts, fitted furniture, lighting, flooring, decoration and room services.
Bathrooms
Bathroom and en-suite replacement, including waterproofing, tiling, sanitaryware, ventilation and the plumbing and drainage behind them.
Lobbies and public areas
Reception desks, lounges, corridors and lift lobbies, where finish quality and wayfinding matter most and access has to be kept open.
Restaurants, bars and kitchens
Bar and counter construction, specialist joinery, seating and commercial kitchens, coordinated with extraction, gas, drainage and fire safety.
Back-of-house and amenities
Staff areas, stores, laundries, gyms and plant spaces, often upgraded alongside front-of-house works.
MEP and compliance
Mechanical, electrical and plumbing works, fire doors and compartmentation, emergency lighting and fire alarm coordination, with records handed over at completion.
Working in an operating hotel
- Phasing plan: rooms and floors taken out of use in agreed blocks, so the hotel keeps trading and revenue loss is limited.
- Segregation: hoarding, dust control and separate routes for operatives and materials, away from guests.
- Noise windows: noisy work scheduled at agreed times, with quieter tasks at other times.
- Fire safety: escape routes, detection and alarm systems kept working throughout, with temporary measures where needed.
- Handover by phase: each block is snagged, cleaned and handed back before the next one starts.
Change of use and heritage hotels
Many London hotels occupy converted offices, period terraces or listed buildings. We deliver the structural alterations, services upgrades and finishes that a conversion needs, working within planning and listed building consents. See our residential and commercial refurbishment page for how we work with investors and landlords.
