The old rear extension to a ground-floor flat was demolished, the structure altered, and a new brick extension built. The rest of the flat was refurbished around it. The new garden room opens the flat to the garden, while the original rooms keep their restored floors and period character.

What mattered on this project
- Structure first. Taking down the old extension meant transferring loads to new steelwork before the rear wall could be opened up.
- Durable, low-maintenance materials. Accoya is a modified timber with high dimensional stability, suited to exposed roof structure. Linea brick gives a long, slim coursing that reads as contemporary next to the original building.
- Old and new together. The original floorboards and sash windows were kept and restored, so the flat still reads as a period home.
