Self Build House Extension / Before you start

A well-planned home extension has the potential to turn even the humblest of properties into a comfortable, stylish and light-filled home. Before you start , you should check and plan what needs to be done and when.

  1. Agree design and produce planning drawings

  2. Get planning permission (if required)

  3. Check locations of underground drainage and services

  4. Produce detailed drawings for Building Regs including engineer's calculations

  5. Submit application to Building Control

  6. Find builders and! or trades

  7. Specify required works and get quotes

  8. Plan your finances & draft budget

  9. Confirm builder's appointment and agree works, price, timescales, retention, payment stages etc

  10. Confirm with written contract or detailed letters;

  11. Check lead-in times for materials and place orders to avoid delays (eg windows, blocks etc)

  12. Check contractor's insurance and notify your home insurers I or take out new policy

  13. Inform neighbours

  14. Plan for site safety
